Land valuation notices are being issued for some 7,200 properties within the Palerang Local Government Area (LGA), Valuer General Philip Western said on Monday.
"The total land value of the Palerang LGA as at 1 July 2006 was around $1.9 billion," Mr Western said.
"Real estate sales analysis in the Palerang area was extensive during the valuation program, with valuers analysing around 41 residential sales and 70 rural sales. The residential market of Palerang has held steady. Typical land values for residential properties are around $45,000 at Captains Flat, $109,000 at Braidwood and $186,000 at Bungendore. "
"Commercial land values in the main business centres have also held steady, while rural properties have strengthened" said Mr Western. "Typical land values for rural properties are around $160,000 for 1.1 hectares at Braidwood and $280,000 for four hectares at Wamboin."
The valuations are dated at 1 July 2006 and are based on relevant land and property sales data. The 2006 land valuations are one of the factors that council will use to determine landowner rates.
Property owners will receive a leaflet with their valuation notice that explains the valuation process. People who have a query about their valuation are encouraged to call a toll free number (1800 110 038).
