Urban Construct has lodged plans for two 25-storey towers, along with a three-storey development with 900 square metres of retail space, at 40-100 Barry Parade at the city edge of Fortitude Valley on a site that currently hosts businesses including two service stations and a mechanic.

The company, which last year relocated to Brisbane from its native South Australia, submitted its development application to Brisbane City Council late last week.

The DA includes 592 units that, along with the retail component, will have a total gross floor area of 72,117 square metres.

Urban Construct chairman Bevan Lynch was unavailable for interview, but said in a statement the company would capitalise on an "increase in demand" for inner-city residences.

"Demand for office, retail, residential and hotel space in the city centre is expected to equate to around 50 new towers by 2034," he said.

"Commercial precincts such as Fortitude Valley will be vital in accommodating this growth due to their proximity to the CBD, strengthening connections to business and lifestyle precincts.

Mr Lynch said Urban Construct estimated Brisbane would need almost 7000 residences "of a medium-high density nature" to be built annually to keep up with demand.

"Our latest project will help accommodate the city's growth, in an area enjoying rapid urban transformation," he said.

Urban Construct managing director Todd Brown, who was also unavailable for interview, said in the same statement the development would "revitalise" the Barry Parade precinct.

"Urban Construct has rapidly built Brisbane's largest multi-density residential property pipeline, comprising some 4500 apartments and more than 1500 townhouses in prime locations," he said.

A Brisbane City Council spokeswoman said the application was so new, officers had not yet had a chance to look at the proposal.

Mr Lynch, who was appointed chairman of Urban Construct in May, also serves as chairman of the council's Urban Futures Brisbane board, for which he is paid $200,000 a year.

Mr Lynch also served on the Queensland Government Precinct Advisory Committee, which advised the Newman government on the controversial 1 William Street office development and the Queen's Wharf precinct.

Urban Construct's Brisbane property portfolio also included the corner of Chester and Ella streets at Newstead, 79 Logan Road and 44 ­Ipswich Road at Woolloongabba, 188 Vulture Street and 53 Tribune Street at South Brisbane, and 611 Coronation Drive at Toowong.
