While agile working, or hot desking, was the catch cry a few years ago, it is now all about wellness, team neighbourhoods and healthier lifestyles, including better nutrition options, standing desks to encourage more movement and natural materials and green spaces.

This will include using the new Well  Building Standard certification, whereby offices provide adjustable lighting over desks, consultation rooms for a variety of uses from pilates and yoga to personal issues and living plants to provide fresh air.

Lendlease will combine about 2000 staff from across five Sydney offices and occupy 11 floors.There will be access to more than 1000 bike racks and internally, 40 per cent of work stations are stand-up desks.

Levels 13 and 14 at the new office are the heart of the Lendlease tenancy, featuring the "hero design" element, a six-metre-high, breathing green wall that incorporates more than 5000 plants.

According to Cate Harris, head of Lendlease workplace programs, who worked closely on the new design, the  modular green wall system is scientifically proven to accelerate the removal of air pollutants, such as carbon dioxide and volatile organic compounds. In addition, it cools the surrounding air temperature, resulting in energy efficiency and health and wellbeing gains.

The office design is based on a team-based working model, where instead of belonging to an individual desk, employees belong to a team neighbourhood of 15 to 20 people. Each neighbourhood has access to a range of spaces.These include a team table to be the anchor point for each team and working walls for visual communication and enclosed spaces known as pods for staff requiring a quiet space.

Lendlease chief executive Steve McCann said after a decade of creating then developing the $6 billion Barangaroo South project, which comprises the three international office towers, the residential component, the Barangaroo Reserve and the now under-construction Crown resort, the proof is there that the area is the most modern offering for a modern city.

"Our new home brings innovative thinking to the challenge of the 21st century workplace. It combines the best of both traditional workplace strategies and new ways of working – connecting people, knowledge and teams to deliver more seamless communication and better results."

For the staff there is also the now-expected concierge service, as well as a partnership with Food Rascal, a company within the Alder Road Food Group, to provide a cafe and collaboration space.

But staff habits hold great power in the structure of the workplace and companies looking to roll out new workplace strategies must be aware of this, or risk the success of any initiative they try to implement, according to global commercial real estate firm JLL.

"Our brain is happy in the absence of change," said JLL's associate director of Workplace Strategy, Nathan Sri. "It's important for companies to realise this because the future of the workplace is changing. Many staff have long-ingrained habits relating to their work space, and the power of habit is the single biggest risk to workplace change programs."
